The Long-Range Planning Division of the Department is responsible for preparing community development and land use policies, as well as preparing ordinance updates. General Plan updates, Community Plans, and Mobility Plans are some of the frequent policy areas that the division is involved in.

  • North Fair Oaks Rezoning and General Plan Amendment Project & EIR
    Proposed amendments to the CMU and NMU mixed-use residential zoning regulations applicable to various areas of the unincorporated North Fair Oaks community and the possible expansion of the CMU and NMU zoning designations.
  • Plan Princeton
    Plan Princeton is a study being conducted by San Mateo County to update the land use plan for Princeton.

  • Tree Ordinances Update Project
    Updates to the Significant and Heritage Tree Removal Regulations and the Planned Agricultural District and Resource Management Zoning Ordinances to improve management of individual trees and tree canopy in the County, and to improve the tree removal and trimming permit process.
  • Design Review (DR) Ordinance Update Project | County of San Mateo, CA
    The Department is preparing an update to the Design Review (DR) Ordinance to update existing Design Review standards with the goal to make them more objective, simplify application of required standards by eliminatingduplicate, repetitive standards and clarifying confusing standards, and allow for more design flexibility to reflect contemporary styles.

Active Transportation in Unincorporated San Mateo County

Active transportation, which refers to any type of human-powered transport including walking, rolling and bicycling, can help reduce congestion and greenhouse gas emissions for trips between home, work, school, and other travel destinations. It is good for the environment and can be a relatively inexpensive means of transportation. You can help make a difference, starting with a few small alterations in how you travel. By changing at least one trip to walking or biking (also known as active transportation), you can improve your health, save money on gas and vehicle maintenance, and prevent the release of harmful greenhouse gas emissions. Colma BART Station Area Plan

Establishes the vision, goals for the development and physical composition around the Colma BART station, in unincorporated Colma, including new policies, programs, and regulations.

Community Climate Action Plan (CCAP)

Sets framework for reducing greenhouse gas emissions and meet climate goals. Climate Change Element is part of the County General Plan.

Required by the Local Coastal Program, identifies transportation policies, projects, and programs for the unincorporated urban Midcoast.

Montara Moss Beach El Granada Community Plan
Establishes the vision, goals for the development and physical composition of Midcoast communities, including El Granada, Miramar, Montara, Moss Beach, and Princeton, including new policies, programs, and regulations.
